A few minutes stroll through the quaint riverside village of Horning, can be found Ludham Quay, 3 Ferry Quays. This modern town house, with ample parking for 2 cars, is 3 stories high, and contains 3 en-suite bedrooms. Extensively refurbished and re-decorated in 2018, this house is equiped to a very high standard with a modern and fully equiped kitchen, and first floor open plan living. The sitting room is situated on the 1st floor overlooking a private marina basin, and has a flat screen TV with DVD player and new soft furnishings. Large patio doors lead to a glass fronted balcony providing panoramic views of the marina, River Bure and beyond to the Woodbastwick marshes.
On the ground floor, is a double bedroom with an en-suite shower room. The bedroom has a rear aspect which looks out over the marina. Outside is a private terrace where guests can spend time fishing or just relax and take in the surroundings. There is a mooring dock where guests can moor their own boat (max. 23ft lenght) or indeed hire a day boat from one of the local boatyards. Guests wishing to bring their own boat will need a valid toll for the broads and a valid BSC certificate and will need to inform us in advance.
The second floor has 1 double bedroom and 1 bedroom with 2 single beds. The rooms benefit from waterside views and both have an ensuite bathrooms.
Being on the edge of the Water, this property benefits from an ever changing outlook.

Refurbished, and re-decorated for 2018, the owners have created a comfortable and practical living space that has everything one would need for an enjoyable stay.
On the first floor, the open plan living area has patio doors which lead to the outside glass fronted balcony. There is a fully equipped kitchen with hob, cooker, microwave oven, dishwasher, toaster and coffee maker.
The sitting room benefits from brand new sofa's and furniture for 2018 and has a digital DAB radio along with an internet connected televison with Freeview, BBC iplayer and other internet channels.
On the second floor there are 2 bedrooms (1 double and 1 twin) both benefiting from en-suite bathrooms with views over the marina and mooring dyke.
On the ground floor there is a 3rd double bedroom (ensuite)
A rear hallway gives access to the private patio and boat dock. There is also a utility area equipped with a washing machine and ironing facilities.
The town house is mid terrace with private parking for 2 cars.
For those that like fishing, the house has water on 2 sides
There is also the possiblity to moor a boat (arrangement in advance at time of booking) in the private mooring dock.
